Covai Builders was started in 2011 by two structural engineers who were tired of exactly that. We do the soil test first, the structural design second and the quote third — in that order, every single time. The price we print is the price you pay, and our contract says so in writing.

Ask on WhatsApp →Honest band: ₹2,099 to ₹3,199 per sq.ft for turnkey construction, depending on the finish level you choose. A 1,200 sq.ft G+1 home therefore lands around ₹50–77 lakh before GST. Anyone quoting you ₹1,600 is either excluding half the scope or planning to revise it later — ask them for the line-item BOQ and watch what happens. Our calculator above gives you the full number including GST in about ten seconds.
Fixed, in writing. Our agreement states that material price escalation is absorbed by us — so cement, steel, sand and tile movements do not reach your invoice. The only thing that changes your number is a change you ask for in scope, and that is quoted and signed separately before any work starts on it.
Up to 1,500 sq.ft: 5–6 months. 1,500–2,500 sq.ft: 7–9 months. Above 2,500 sq.ft: 9–12 months. These start from the date approvals come through, not from the agreement date, and the dated Gantt chart is part of your contract. We've delivered 98% of projects on or before date over the last three years.
Yes — plan approval, building licence, EB service connection and the completion certificate are all run by our liaison team. Government fees and deposits are paid at actuals against receipts, which you see. Our service for this is included in Premium and Ultra Luxury, and available as a flat add-on with Standard.
Please do. We'll arrange a visit to two completed homes and one live site — a live site tells you far more. You'll meet the owners without us in the room, and we'll also give you the phone numbers of our last ten clients.
Yes. Our architects plan to Vastu as a default where you want it — entrance orientation, kitchen in the south-east, master bedroom south-west, water points and staircase direction. If you have your own Vastu consultant, we'll work directly to their notes.
Included: design, structure, masonry, plastering, MEP, flooring, doors, windows, railings, painting, sanitary and electrical fittings to the per-item ceilings named in your package. Not included: GST, plan approval government fees, EB deposit, compound wall, sump and septic tank, lift, borewell and interiors. All of those are priced in the calculator above so you're not surprised at month seven.
₹2.5 lakh booking at agreement, then stage-linked payments released only after each stage is completed and verified — foundation, each slab, masonry, plastering, flooring, finishing and handover. You never pay ahead of work done. Home loan documentation support is included, and we're empanelled with most major banks.
